Limewash Against Ordinary Emulsion

Limewash and emulsion are sold in the same aisle and behave like different trades. One is a mineral that bonds chemically into the wall, the other is a plastic film laid on top of it. Almost every practical difference follows from that.

Choosing between the two

Two different mechanisms entirely

Emulsion is pigment and binder suspended in water. The water leaves, the binder coalesces and you are left with a thin plastic film sitting on the surface. Its performance depends on that film staying intact and staying stuck.

Limewash is slaked lime in water, with mineral pigment. It soaks into a porous surface and then carbonates, reacting with carbon dioxide in the air and turning back into calcium carbonate within the wall face. It does not sit on the wall, it becomes part of it, which is why it cannot peel in the way paint does.

How each one looks in a room

Emulsion is designed to be even. Its virtue is that a wall reads as a single flat colour from any angle, which is exactly what most interiors want. Limewash is the opposite: it dries with cloudy tonal movement, lighter where the wash is thin, deeper where the brush loaded up, and it shifts noticeably with the light through the day.

That movement is either the reason to specify it or the reason to avoid it. In a room with strong side light it gives a depth that no flat paint achieves. On a large plasterboard wall in a modern flat with even artificial lighting, some clients simply read it as patchy, and expectations have to be set with a sample before anyone commits.

Breathability, and where it actually matters

Limewash is highly vapour permeable, so moisture can move through the wall face rather than being trapped behind a film. On solid masonry, lime plaster and older buildings with no cavity, that property is genuinely important and is the reason conservation work specifies mineral finishes.

On a modern insulated wall with plasterboard and a vapour control layer, breathability is much less of a technical argument. Choosing limewash there is an aesthetic decision, and that is a perfectly reasonable basis. Just do not let anyone sell it to you as solving a damp problem that has a different cause.

Upkeep and the honest trade-offs

Emulsion wipes. A washable finish takes a cloth and a mild detergent and recovers. Limewash does not wipe in the same way, because there is no film to clean and rubbing it will burnish or lighten the area. Marks are dealt with by refreshing the wash rather than by cleaning.

The compensation is that refreshing is easy. A new coat goes straight over the old with no stripping, no sanding and no preparation beyond dusting down, and it blends into what is already there rather than sitting on top of it. Over a decade, that is a very different maintenance pattern to repainting.

Limewash also stays alkaline as it carbonates, which suits it to walls where a mineral, low-chemistry finish is wanted.

Match the finish to the wall you have
