Polished concrete cost guide
Polished Concrete Floor Cost: What Shapes the Price
Polished concrete cost depends far more on the slab you start with and the finish you want than on the floor area alone. Two rooms of the same size can need very different amounts of grinding, repair and refinement. This guide explains the factors that shape a quotation, so you can describe your floor clearly and compare quotes on the same basis.

The slab decides most of the work
Polished concrete is the existing or new slab ground and refined until it becomes the finished floor. That means its condition is central to the cost. A sound, power-floated slab with no coverings is a straightforward starting point. A slab with old tiles, adhesive, paint or levelling compound needs removal first, and anything hidden beneath can change the scope once it is exposed.
Cracks, holes, failed joints and weak patches all need attention, and repairs never look exactly like the surrounding concrete once polished. Discuss how visible repairs will be and whether that suits the look you want. If the slab is new, how it is poured and finished has a big influence on the result, so involve the polishing contractor early.
Aggregate exposure and finish level
The deeper the grind and the higher the sheen, the more passes with finer diamonds are needed. A matt honed floor takes less refinement than a mirror-like gloss. Decide the look on a sample or a reference floor, because how much stone is revealed depends on the concrete itself and cannot be fully predicted before grinding starts.
- Cream finish
- Minimal grinding; keeps the top surface with little stone showing
- Salt and pepper
- Light grind exposing fine aggregate
- Full aggregate
- Deeper grind revealing larger stones; more passes
- Sheen
- Matt honed through to high gloss; more refinement adds time
Densifying, guarding and protection
A densifier is usually applied during polishing to harden the surface, and a guard or sealer may follow to help resist stains. These products are part of the specification, so check they are included and suited to the room. A kitchen floor faces oil and acidic spills, while a hallway faces grit. Ask how the finish should be cleaned and maintained after handover.
Edges, access and the shape of the room
Large machines work quickly in open areas, but edges, corners, door frames and around fixed units need smaller tools and more time. A long narrow corridor or a room with many interruptions costs more per square metre than an open warehouse. Access for machines, power supply, dust extraction and removing waste also affect the programme.
Polishing is best done before skirting, kitchens and joinery go in, so edges can be reached. If units are already fitted, agree how close to them the finish will go. Working in an occupied home or a trading business may need phasing or out-of-hours work.
A checklist for comparing quotes
If one quote is much lower, check whether it assumes a lighter grind, a lower sheen or excludes repairs and edges. A detailed quote helps you see exactly what finish you are paying for.
- The aggregate exposure and sheen level agreed on a sample.
- Removal of existing coverings and adhesive.
- Crack, joint and hole repairs, and how visible they will be.
- Densifier, guard or sealer included in the specification.
- Edge work and areas around fixed units.
- Access, dust control, phasing and protection after completion.
When polished concrete is not the right choice
If the slab is badly damaged, heavily patched or too uneven, polishing may show every flaw. A resin or microcement finish can give a seamless look over a slab that will not polish well. Our seamless flooring comparison guide sets out the options. For floors that suit polishing, our concrete polishing service covers grinding, densifying and diamond polishing from matt honed to high gloss.
