Looking After A Microcement Surface

Almost every disappointing microcement surface we are asked to look at has been cleaned with the wrong product. The material rarely fails. The sealer film on top of it gets attacked, and then everything else follows.

What the sealer is actually protecting against

The cementitious body of a microcement surface is porous. The sealer sits on and slightly within it, and that film is what resists water ingress, staining and abrasion. Once the film thins or breaks down chemically, liquids reach the porous material and marks stop wiping off.

This is why cleaning products matter so much more here than they do on porcelain. A tile can survive a bleach spray indefinitely. A sealer film cannot, and the damage is cumulative and invisible until the day something stains that would previously have wiped away.

Daily and weekly routine

Nothing on that list is demanding. It is essentially the routine a good timber floor or a natural stone surface asks for, and clients who already live with those materials adapt to it without noticing.

  • Sweep or vacuum floors regularly, because trapped grit is the main abrasive
  • Clean with warm water and a pH-neutral product diluted as instructed
  • Use a soft mop or cloth, wrung out rather than saturated
  • Wipe spills of wine, oil, coffee and citrus promptly rather than leaving them
  • Dry shower walls after use in hard water areas to protect the sheen

What to keep away from the surface

  • Bleach and chlorine-based bathroom sprays
  • Limescale and descaling products, which are strongly acidic
  • Cream cleaners, scouring pads and abrasive powders
  • Steam cleaners, which drive heat and moisture into the film
  • Strong solvents and undiluted general-purpose degreasers

If a cleaning contractor is looking after a commercial installation, put the approved product on the specification sheet. Contract cleaners default to what is in the van.

Knowing when to reseal

The clearest signal is behaviour rather than appearance: water stops beading and starts sitting flat or darkening the surface briefly. Alongside that you will usually see a dulled patch along a main traffic route, in front of a sink, or on the treads of a staircase.

Resealing is a light abrasion and fresh sealer coats rather than a re-installation. It is far cheaper than repairing a surface that has been left long enough for staining to reach the material itself. Frequency depends entirely on use, so a busy commercial floor and a guest bathroom are on completely different clocks.

    Assess

    Check whether water still beads and identify the worn zones rather than treating the whole area the same.

    Clean and abrade

    Deep clean to remove residues, then lightly abrade so the new sealer bonds to the old film.

    Reseal

    Apply fresh sealer coats to the correct schedule with proper intervals between them.

    Cure

    Keep the area lightly used while the sealer reaches full chemical resistance.

What a handover pack should include

On a development or a commercial project, the aftercare information is part of the deliverable. It should name the sealer system used, state the approved cleaning products, list the products to avoid and explain that resealing is a periodic maintenance item rather than a warranty claim.

Without that, a facilities team or a new owner will treat the surface like any other and the finish will be judged on how it survives the wrong chemicals. Getting this into the operation and maintenance file protects the specifier as much as the surface.
