Mobilisation, protection and setup cost the same on 8 m2 as on 80 m2. That is why a small cloakroom looks expensive per metre and a whole ground floor looks reasonable.
- 2Substrate condition is the swing item
Going over sound tiles is quick. Lifting a failed vinyl, levelling a dipped screed or dealing with an anhydrite floor adds days, and honest quotes show that as a separate line.
- 3Detail count, not just floor area
Thresholds, upstands, shower formers, steps and internal corners take time out of proportion to their area. Two rooms of the same size can differ by a third on detail alone.
- 4What should be in the price
Primer, mesh, basecoats, finish coats, the full sealer schedule, protection, waste removal and an aftercare pack. If a quote is well under the range, check which of those it excludes.

Is microcement cheaper than tiling?+
Per square metre it is usually more than mid range porcelain, and similar to good quality large format tiling once you include the tiler, adhesive, grout and levelling. Where it saves money is avoiding a strip out and skip, since it goes over the existing surface.
Why do quotes vary so much for the same room?+
Coat counts, sealer grade, whether tanking is included and how the substrate is being dealt with. Ask each applicator for the number of finish coats and sealer coats and the comparison becomes straightforward.
Does the colour affect the price?+
Only marginally. Very pale finishes and high gloss sheens can need an extra pass to get an even read, which sits inside the upper part of the range rather than as an extra.
Is there a minimum charge?+
Yes in practice. Very small areas such as a cloakroom floor still take the same setup, drying days and sealer schedule, so they price closer to a fixed job cost than a rate per metre.
What ongoing cost should I budget?+
Domestically, almost nothing beyond neutral cleaner. Commercially, a refresh sealer coat every three to five years in high traffic areas, which is an overnight job priced by area.
